Basic Package 

Design and Layouts (Complimentary Services)

Excavation:
Excavation in hard rock, Depth upto 6’ from Natural Ground Level.
NOTE : If required, shall be charged additionally if the water table is encountered before 6’ then dewatering charges shall be additional.

Backfilling:
Backfilling in Foundation / 2′ height of Plinth from road level to be done with excavated soil is included. If additional soil / murum is required for backfilling above 2′ Plinth height from road level, the charges will be extra.

Plinth
Plinth Height :

  • The Plinth height in company scope is 2 feet from the Existing ground level. Any increase in Plinth height over and above 2 feet will be charged extra.
  • Anti termite-upon Plinth Backfilling

Parking Height

  • Natural ground level of Plot is assumed to be same as adjoining Road level and the Parking height is 1 feet from the natural ground level.

Anti termite-upon Plinth Backfilling
Termite infestation poses a significant threat to residential structures, As a preventive measure during the early stages of construction, anti-termite treatment is applied to the soil during and after plinth backfilling. This process involves treating the soil with chemical solutions that create a barrier to repel or kill termites before they can reach the foundation and structural elements of the home. Conducted before laying flooring or concrete, this treatment is a critical step to ensure the long-term durability and safety of the building.

a) Shuttering-For Slab – M.S Plate, For Beam, Column-Plywood, M.S props will be used

b) Lintels – Shall be provided spanning over the door & window openings

c) Staircase – Regular dog legged staircase with RCC waist slab & RCC steps is considered

d) Chajjas – Basic chajja projections 15″-18″ deep and width equal to the relevant window
Architectural projections shall be charged additionally based on elevation design

Floor Height
  • Floor to Slab Top height is 3 meters i.e. 10 feet

Reinforcement

  • Kalika, Trishul, NR, Kamdhenu TMT 550D Grade
  • As per Structural Design Quantity of Steel is assumed to be 3kg/sqft of Build-up area for this Quotation

Concrete Grade

  • As per structural design, Concrete Grade assumed is M25 for Footings, Slabs, Columns, Beams in this Quotation.
  • Aggregate 12mm-20 mm , Crush-sand/Sand (for site mix concrete)

Cement

  • For Concrete / Waterproofing works – OPC cement (Grade 53)
  • For Masonry & Plaster – PPC Cement is used.
  • Brand : Ultratech, Birla Super, Ambuja/equivalent

Masonry /Brickwork

  • In Red Bricks External wall 6” thickness Size 230x150x80 mm
  • In Red Bricks Internal wall 4” thickness Size 230x100x80 mm

  • Crush Sand shall be used for Masonry / Brickwork

Plastering

  • External Plastering 2 coats (Punch Dabba Finish) (1:5 cement mortar) 1 Nos continuous drip course / mould shall be provided
  • At every junction of RCC & Brick work GI / Fiber Plaster mesh is used
  • Internal plaster 1 coat finish(1:5 cement mortor) Ceiling plaster (1:4 cement mortor)
  • M-Sand shall be used for Plastering

Waterproofing

  • Brick bat coba method for Washroom

Tiles to be fixed with cement mortar (1:4). (Fixing with adhesive and epoxy grout shall be charged additionally).

Excavation:
Excavation in hard rock, Depth upto 7’ from Natural Ground Level.
NOTE : If required, shall be charged additionally if the water table is encountered before 7’ then dewatering charges shall be additional.

Backfilling:
Backfilling in Foundation / 3′ height of Plinth from road level to be done with excavated soil is included. If additional soil / murum is required for backfilling above 3′ Plinth height from road level, the charges will be extra.

Plinth
Plinth Height :

  • The Plinth height in company scope is 3 feet from the Existing ground level. Any increase in Plinth height over and above 3 feet will be charged extra.

Parking Height

  • Natural ground level of Plot is assumed to be same as adjoining Road level and the Parking height is 1 feet from the natural ground level.

Anti termite-upon Plinth Backfilling
Termite infestation poses a significant threat to residential structures, As a preventive measure during the early stages of construction, anti-termite treatment is applied to the soil during and after plinth backfilling. This process involves treating the soil with chemical solutions that create a barrier to repel or kill termites before they can reach the foundation and structural elements of the home. Conducted before laying flooring or concrete, this treatment is a critical step to ensure the long-term durability and safety of the building.

a) Shuttering-For Slab – M.S Plate, For Beam, Column-Plywood, M.S props will be used

b) Lintels – Shall be provided spanning over the door & window openings

c) Staircase – Regular dog legged staircase with RCC waist slab & RCC steps is considered

d) Chajjas – Basic chajja projections 15″-18″ deep and width equal to the relevant window
Architectural projections shall be charged additionally based on elevation design

Floor Height
  • Floor to Slab Top height is 3.35 meters i.e. 11 feet

Reinforcement

  • Tata or Equivalent TMT 550D Grade
  • As per Structural Design Quantity of Steel is assumed to be 3kg/sqft of Build-up area for this Quotation

Concrete Grade

  • As per structural design, Concrete Grade assumed is M25 for Footings, Slabs, Columns, Beams in this Quotation.
  • Aggregate 12mm-20 mm ,River-sand/Sand (for site mix concrete)

Cement

  • For Concrete / Waterproofing works – OPC cement (Grade 53)
  • For Masonry & Plaster – PPC Cement is used.

Masonry /Brickwork

  • In Red Bricks External wall 6” thickness Size 230x150x80 mm
  • In Red Bricks Internal wall 4” thickness Size 230x100x80 mm

Plastering
